In 1967 Bob Wian sold Big Boy to Marriott. This included 22 Bob's Big Boy restaurants and the rights to Bob's Big Boy as well as the overall Big Boy trademark rights. Other Big Boy franchisees had enjoyed rapid and profitable expansion which Wian discouraged. Shoney's, Frisch's and Elias Brothers particularly. Marriott undertook rapid expansion in California building over xxx restaurants or totalling xxx Bob's Big Boys by xxxx.

In 1985, Shoney's, the largest franchisee dropped Big Boy. Marriott received $xx from Shoney's to break their agreement, but Marriott lost significant royalties. The Shoney's move also cause Elby's to pull away.

In 1987 Marriott sold Big Boy to Elias Brothers reportedly for almost nothing. Marriott retained their Bob's Big Boy restaurants and the right to use that name. However Marriott decided to sell their California units. In 1989 the original location once called Bob's Pantry was torn down to build a strip mall. In 1991 Marriott further sold 104 Bob's to xyz, most to be converted to xxx and yyy.

The Riverside Bob's, was built by MacDonald and had been leased back to Bob Wian. Marriott signed new lease set to expire in 1996. The location remained owned by the MacDonald family. However in 1991, Big Boy statues had been removed by Marriott before the units were sold and this included the Burbank location.

Thee MacDonald family claimed the property value exceeded the restaurant's income, and intended to sacrifice the structure for commercial or office development. In 1992 preservationists proposed designating the building as a Historic Site. Presentations were made to the local preservation authority, opposed by MacDonald. In August 1992 the local board approved and in November the state accepted the recommendation and designated the site.

With planned destruction banned the MacDonald took over operation of the location from Marriott. (Small plots of frontage were developed for other businesses?) The 1949 building was renovated. The large planer neon sign was renewed and the fiberglass Big Boy statue returned.
